    @Steve Awesome advice! Looking at every nook and cranny of a home is definitely a must of ALL home-buyers, not just the first-timers. Since you're a realtor, have you seen any of these buyer habits change because of the pandemic? (Are people buying houses faster, and sometimes ignoring the things you listed, because of the "speed" of the market, etc.?)

    I advocate that Buyers smell the homes. Give it a sniff-test, or if considering remotely, have a Realtor do that and then showcase it through video phone call. Pictures do NOT tell the whole story. Pictures and video does not display a mold or smoke smell, or showcase the "aroma" of pet smells. Invest in enough companies that provide a dividend and you'll basically be paid for owning shares, AND you'll have the value of the stock you can sell at any time. Hope this helps!

    It feels like the headline I see everyday is that the stock market rose on investors hope for the next stimulus bill or something similar. Obviously a lot of how the market is valued is based on how people feel but it seems like too much value has been placed on that recently and not enough on how companies are actually performing. Makes me think it can't continue like this forever but at the same time I don't know if that necessarily means a big drop in the market.

    It can be very intimidating, especially in a seller's market. However, find a good agent that is experienced and they will be able to guide you. Buying your first home should not be done by yourself (I am biased but for very good reasons). There are a lot of mistakes that you can make. Most important is having a good down payment so that your payment is manageable. If your mortgage payment is too high (above 45% of your total income- can vary slightly), then it may be too much of a stretch.

    My recommendation would be to have it appraised and then sell it to either your friend or list it with a Realtor. If you sell it to your friend, which is totally your choice, they either have to come up with their own financing (like through a bank), or you would provide it, and there are other people that may help.     I have been using M1 Finance for awhile now and have been very happy with it. I really like building the pie chart portfolio that the money will automatically divide between and invest in. I also like that M1 allows you to own fractional shares of a company so that all of your money can be immediately invested and you dont have to save up until you can buy a full share of a company.     Hello! I am currently waiting during these weird times. It seems to be more of a seller market, hence why I am holding off. During this time, I am focusing on paying off one rental property and also saving up to buy the 4th for me to live in when things cool down a bit. I know Jaspreet also has a video on his IG stating that he is also holding off. Just does not make sense to buy right now depending on your goals. For me, it does not make sense.

    Hi Nathan, I am keeping an eye on the market and would make a move if the numbers/scenario fit, but I'm also being patient. There are still decent properties on the market now but you need to be informed, know your numbers and know what works for you. Be patient, because it is a seller's market and you don't want to be in over your head and spend too much. Best to wait it out and keep your eye out for the right one.

    Hello @Trevor , I was in the same predicament as you mentioned above on this thread. After doing some googling and reading a slight page of Dave Ramseys book, he pretty much mentioned the same thing that @Maykel said. Max out 401K. After that, invest in IRA (I would say ROTH) so when you pull out in the future, its already taxed. I personally am doing this now. Just started it. I would not want to get taxed from only pulling out from 401K. You mentioned real estate, I would recommend this...

    Hello, I too am also trying to retire early. I also do not want to wait till I am 65 to retire and not have the energy as I do now to get around and travel. I see you have a great list here. However, for me what has worked the best is real estate. This brings in passive income from 3 properties. I have paid one off at the end of last year. Now all profit. Even though I want to buy another one for me to live in, I do not think its a buyers market with the influx in prices. I will wait it out.

    Hello @American.Champion I would personally not be buying at this moment since it is a sellers market. I been holding off on buying since the prices are so high. I rather wait it out a while longer to get a better deal. I know we cannot time the market, BUT me personally, will take that risk and wait.     you both touch on a point: invest in 401K as much as your employer matches is the general advice. Tend to agree, however there are additional options to continue on 401k without matching. Something else mentioned is the idea of taxable retirement income vs non taxable (Roth).     Take a look at investment firms like Edward Jones, they often have unpublished money market accounts that yield better returns. Deposit that 1100 there and earn interest on it for the next few years, then pull it and pay a lump sum against the mortgage. But do check the numbers - if the interest earned does not exceed the compounded reduced principal, you might already be doing the best thing

    Think before acting. Buying a property has a high frictional cost. You pay taxes to buy, and you pay commisions to realtors to sell unless you manage to sell yourself. Buying in another state is a huge hassle because when something goes wrong you have to pay someone else to deal with it. If you yourself are renting, you could buy a place to live in first.     As to putting money into an IRA monthly, if you don't have the money to fund it up front, do that. If you can fund it right away, do it. If you are worried about the market going down, invest it in something else. If you are getting 0.1% in your bank account, or 0.1% in your IRA but not getting taxed, the IRA still wins.
